What is Market Value, Really?
There are many misconceptions about what “market value” really is. It is not the value of your most recent tax assessment. It’s also not what your neighbor sold her house for a couple of years ago, nor is it what the appraiser told you it was worth when you refinanced last year. Market value has to be based on what someone will pay for your house today. In other words, the market value is determined by the most recent comparable sold properties in your area.
In preparation for selling your home, have an experienced, licensed Realtor help you price it, according to what the market activity is in your subdivision. Buyers must see value in your home. If it is overpriced and there are several properties to look at, buyers might not take the time to look at yours.
